                                                                RENTAL RATES AND TERMS:                                                                         

 For rental rates for periods greater than 6 nights, additional nights are the pro-rated extension of the weekly rate.

*The security deposit will be refunded by check or credit card within 2 weeks after a check-out inspection.  The manager will advise the guest if he feels that there is guest caused damage which may be in need of repair or replacement.  Cost of repair or replacement shall be deducted from the deposit prior to refunding.  

We will try to accommodate different check-in and check-out times, provided the home is available and clean.  Contact the manager prior to arrival for an earlier check-in.  The home is available on an annual basis for $65,000.00/year plus utilities & staff.

DEPOSITS AND CANCELLATIONS:

A deposit of 50% up to $1,000.00 is required to confirm your reservation and must be received within 7 days from the date that the  reservation is made.  The balance plus the security deposit is required 60 days prior to your arrival.  

E-mail confirmations will be sent with each payment received.

A cancellation fee will be assessed on all cancellations as follows: 120+ days prior to the arrival date no cancellation fee will be charged, 91-119 days the cancellation fee is 20%,   60-90 days 50%, 60 days or less 100%. 

 Reservations for Christmas, New Year and Easter week are non-cancelable and the rental fee is due in full by October 1st or at the time the reservation is made.    

All fees are in US dollars and can be made by cashier/certified check, personal check, money orders or cash.  Sorry, we can not accept credit cards.

                                                                                                                                           OUR PURIFIED/STERILIZED WATER SYSTEM :                                                                               

We obtain our water from our own deep well system and not from a shared open well.  The water is pressurized via a primary expansion tank.  It then passes through a 20 micron particle filter to a reverse osmosis purification system consisting of a sand filter, a 5 micro particle/charcoal filter, a 1 micron particle filter, two 3 gallons/minute reverse osmosis membranes, an ultra violet light sterilizer, an aerator and fills a 1000 gallon cistern .  The water then is pressurized and passed through a charcoal filter, a 5 micron filter and a second ultra violet light sterilizer.  This water is safe for drinking, bathing, brushing your teeth, washing your clothes, etc.  We do, however, recommend bottled water for drinking and cooking which is supplied free of charge.  We are the only private home in the area with this advanced water filtration system.  It was expensive to install and is expensive to operate, but your well being is important to us.
